Should I still get a home inspection? A: All homes should receive a thorough inspection from an independent, knowledgeable inspector to identify maintenance and safety issues. Even a brand new house is not necessarily without defects. We recommend you have Garding Home Inspection Services provide a complete inspection as part of your final walk through -- before you release payments to your builder. We also recommend you have a timely inspection before the expiration of any warranties.
A: Yes, there is a difference! A code inspection is to insure compliance with governmental and non-governmental codes or regulations. Building codes and regulations change over time and vary by geographic location. A code inspection is typically a 3-phase inspection. The 1st inspection will look at the footings and sometimes the foundation walls. The 2nd inspection reviews basic mechanicals and framing. The 3rd inspection is a walk-through after all the finished products are in place (carpeting, drywall, etc.). Each code inspection lasts on average from 10-20 minutes.

A: Unlike code inspections, the typical home inspection will last 3-4 hours. Q: Does GARDING HOME INSPECTION SERVICES check for mold?
A: No, we don't perform mold testing. We inspect for visual signs of mildew, or "mold-like" substances, but we don't make the determination of mold extent or exposure level. Proper mold testing is a specialized service requiring special education, training and equipment (surface sampling, interior wall sampling, microscopes, etc). Mold inspections and evaluations are best performed by professionally trained and licensed companies specializing in that area.
A: A definite YES! We encourage all customers to attend our inspections. We consider our inspections to be educational sessions for our customers. We recommend you attend the entire inspection. If you can't attend the entire 3-4 hour inspection, we recommend you come at the end to receive a summary from your inspector.
A: Yes! A mobile home requires a review of plumbing, mechanicals and all the other elements of a stick-built home. The inspector will also crawl under the mobile home and look for leakages, loose wires and more. Even though a mobile home may not cost as much as a traditional home, it is still a major investment for its owner. It may need expensive repairs or have safety issues. GARDING HOME INSPECTIN SERVICES provides inspections of mobile homes.
A: We will try to accommodate your schedule. If you can't attend the entire inspection, the inspector can summarize his findings with you at the end of the inspection. He will make certain you understand all the findings of the inspection.
