Our Inspection Services

New Home Inspection:

If you're buying a new home, an inspection will reveal the problems and solutions before you move in. Because the quality of new construction is often not what it used to be some years ago, many buyers have independent reviews of their property during various stages of the construction process, including slab, frame and final inspection. This relatively inexpensive inspection protects your purchase and prevents unpleasant surprises with the quality home you've dreamed about.

Pre-Sale Inspection:

If you're selling a home, getting a home inspection means you are complying with full disclosure laws, and means you can consider selecting contractors rather than waiting for the buyer to do so. Whether you're selling your home on your own or using a Realtor, it's always a prudent idea to have a professional home inspection. Knowledge is power. All homes have strengths and weaknesses. We help you know how serious the problems are, and which ones must be immediately addressed or can wait. The more you know about your home the more prepared you'll be for negotiations.

Previously Built Inspection:

The best way to learn about a property is to have a professional home inspection. Home inspectors are trained to identify large and small problems that may have been overlooked by the previous owners. An inspector will identify which problems require immediate attention.

Remodeling Inspection:

If you've just done extensive remodeling, an inspection can verify if the job was done correctly. Whether you do the work yourself or have it contracted out, it's wise to get the objective opinion of an independent inspector.

Radon Testing:

Radon is a cancer-causing, radioactive gas. You can't see radon. And you can't smell it or taste it. Yet, it may be a problem in your home. Radon is estimated to cause thousands of deaths each year. That's because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. If you smoke and your home has high radon levels, your risk of lung cancer is especially high. A recently released study by the University of Iowa College of Public Health finds residential radon exposure poses a significant lung cancer risk. To read more, use this link: http://www.radon.org/radonstudy.html Radon can be found everywhere. It comes from the natural, radioactive breakdown of uranium in soil, rock and water and gets into the air you breathe. It can get into any type of building - homes, offices, and schools - and build up to high levels. But you and your family are most likely to get your greatest exposure at home. That's where you spend most of your time. You should test for radon, as it's the only way to know if you and your family are at risk. The EPA and the Surgeon General recommend testing all homes below the third floor for radon. The EPA also recommends testing in schools. Testing is inexpensive and easy. Millions of Americans have already tested their homes for radon. You can fix radon problems. There are simple and inexpensive ways to fix a radon problem. Even very high levels can be reduced to acceptable levels.

Carbon Monoxide Testing:

The dangers of CO exposure depend on a number of variables, including the victim's health and activity level. Infants, pregnant women, and people with physical conditions that limit their body's ability to use oxygen (i.e. emphysema, asthma, heart disease) can be more severely affected by lower concentrations of CO than healthy adults would be. A person can be poisoned by a small amount of CO over a longer period of time or by a large amount of CO over a shorter amount of time. In 2005, U.S. fire departments responded to an estimated 61,100 non-fire CO incidents in which carbon monoxide was found, or an average of seven such calls per hour. The number of incidents increased 18 percent from 51,700 incidents reported in 2003. This increase is most likely due to the increased use of CO detectors, which alert people to the presence of CO. (Source: "Non-Fire Carbon Monoxide Incidents Reported in 2005 ," by Jennifer Flynn, June 2007).
